You can view the video procedure or follow the steps below. This video procedure is available with English subtitles. Start the video, click on “⚙️” and on “Subtitles,” and choose “English (Canada).”
Steps to Follow
1. Go to the “Management” tab and the “Rent Increases” subtab.
2. In the “Select period” section at the top left, select all the periods except “181 days and more.”
3. In the “Account” section, select the account(s) that you want to increase (“Rent,” etc.).
4. In the “Units” section, select the unit(s) that you want to increase.
5. If you want to increase the rents by a percentage, tick “Percentage,” select the rounding option, and enter the percentage. Tick “Amount” if you want to increase the rents by a specific amount, and enter the amount. The percentage/amount will apply itself to the selected units. Tick “Fixed” if you want to enter the new rent manually. If you use the “Fixed” option, you will have to increase each rent manually.
6. Click on “Increase.” The increased rent will appear under “Increased Rent.”
7. To view the rent increase notice, click on the letter icon (the last icon on the right in the “Units” section).
8. In the “Tenant’s Response” section, tick the options that you want your tenants to have.
9. In the “Include” section, select the elements that you want to include in the notice.
10. When you are ready to send it, click on “Send” at the top right. The tenants will receive their notices via email and will be able to sign them electronically.
11. Click on “Send,” and on “OK.”
12. To sign the documents, go to the “Communications” tab and the “Signatures” subtab.
Note: To sign the document electronically, the name of the signer and the name of the user must be the same. If the signer does not have an account, you must create a “Signer” access or any other access that fits the situation. To know how to create an access for a landlord, for example, follow this procedure.
13. Click on the document that you want to sign.
14. In the section with the name of the signer (the landlord or someone else), click on “Sign” on the right.
15. Read the document, and click on “Accept.”
16. Click on “Click to Sign,” sign the document, and click on “OK” and on “OK” again.
17. Click on “Finish,” and close the window to go back to your Proprio Expert account.
18. Click on “Synchronize” at the top right to update the page.
19. Go back to the “Signatures” subtab, and repeat steps 13 to 18 for the other documents you want to sign.
20. Once the notices are signed by all parties, click on each notice and on the PDF document on the right to download the notice and view it.
21. To enter the tenants’ response, go to the “Management” tab and the “Rent Increases” subtab.
22. If a tenant leaves their unit, select their unit, and click on the “⛔” symbol to terminate the lease.
23. If the tenant accepts the rent increase and renews their lease, select their unit, and click on the “?” symbol to renew the lease.
24. If the tenant negotiates the rent increase, select their unit, and modify the “Increased rent” by ticking “Fixed,” entering the new rent, and clicking on “Increase.” Then, click on the “?” symbol to renew the lease.
By clicking on the “?” symbol, the lease will be renewed for twelve months.
You have now increased rents.
